Before arriving

Review the listing, measurements, map and available documents. Write down non-negotiable needs and questions photographs cannot answer. Bring notes and a measuring tape, and ask permission before taking pictures.

Start outside and observe the property from the street.

Exterior and neighbourhood

  • Observe traffic, parking and nearby land uses.
  • Look at rooflines, grading and visible wear.
  • Check driveway slope, garage access and snow storage.
  • Walk the yard, fence and gates.
  • Notice sunlight, privacy and neighbouring windows.

Test the floor plan

Imagine groceries arriving from the garage, children coming home, guests entering and laundry moving between floors. Measure furniture walls and identify storage for coats, pantry goods and seasonal items.

Look beyond presentation

Note visible cracks, stains, odours, condensation, uneven floors and signs of moisture. Ask about the roof, furnace, water heater, appliances and solar equipment. Request permits for developed basements, decks, renovations or suite claims.
